Elba Island Observatory: HBenchmark data on the performance of the hotel and open-air sector

The new update of the Observatory on Elba Island, curated by Info Elba, Federalberghi Isle of Elba and Faita Federcamping, for which HBenchmark technology constantly monitors the performance of the hospitality sector, analysing in detail both the traditional hotel sector and that of Camping Villages (open air).

The survey captures the consolidated figures for June and the status of bookings acquiredon-the-book) for the period July-October 2026.

The integrated analysis of the two sectors highlights specific trends influenced by the calendar effect — particularly the shift of German holidays to May — and by the different dynamics of response in the Italian and foreign markets.

The hotel sector

  • Consolidated June: Excellent close with an average occupancy of 78,7%, growing in +0.7 percentage points compared to June 2025. Driving the performance are the 2-star (+8.3 p.p.) and 4-star/4-star S (+5.0 p.p.) establishments.
  • Forecast July-October: There is substantial overall stability (-0.3 percentage points compared to last season). Despite a slight decline in August, excellent prospects are highlighted for autumn, with September at +1 p.p. e October to +5 p.p. compared to the same observation date in 2025.

The Open Air Sector

  • May-June Analysis: June was affected by unsettled weather and the aforementioned postponement in the German calendar, closing at an employment reading of 49.4%. However, a combined analysis of May and June shows that the outdoor sector has remained structurally resilient, with the overall decline limited to just -3.4 percentage points.
  • Profitability and Products: The report highlights the accommodation sector’s (bungalows and mobile homes) strong ability to generate high-margin revenue: in June, although accounting for 40% of total units sold, they accounted for over 50% of the open-air cluster’s total turnover.
  • Forecasts and New Flows The summer season (3 July – 7 October) shows signs of strong dynamism. In the last four weeks, there has been a pickup positive equal to +5.8 percentage points of new bookings. The specific segment of bungalows and mobile homes is already ahead of last year, standing at 50.6% of employment gained (+1.0 p.p.), with clear peaks for the Ferragosto weekend and for the event Mine in Trail in September.
